PRE DESIGN

PLANNING
At the Pre-Design (PD) phase we gather as much information as we can through site research, inspiration images and thoughtful conversations. The Pre-Design phase is where we establish our intended scope of work, overall concept and conceptual sketches.
This initial phase is collaborative and will set the foundation (pun intended) and direction of the project. If you are doing renovating or an addition, we will also take “as-built” measurements of existing conditions at this point.
What to Expect:

SCHEMATIC DESIGN
The concept is further developed in the Schematic Design (SD) through additional sketches, space diagrams and rough floor plan layouts. From here, you will select a layout to move forward with. The diagrams and fleshed-out concept inform the next stages of design development. Schematic Design is highly collaborative and client involvement is encouraged!

DESIGN
DEVELOPMENT
During the Design Development phase (DD) we begin developing a working set of drawings through CAD (Computer Aided Design) and BIM (Building Information Modeling). This is where the project takes shape digitally and transitions from an idea to something real.

CONSTRUCTION DOCUMENTS
During the Construction Document (CD) phase the conceptual becomes specific. Detailed drawings are produced and packaged as a cohesive set of instructions for builders to begin seeking permits for the project and estimating costs of construction.
If you’re building with us, you can expect a seamless transition from design to build as our project managers work in house with our designers to begin estimating early on and preparing for the build.
