Permitting

During permitting, we will seek out building permits from your city and county on your behalf. The city needs to know what you’re building and where you’re building it. They will also require a detailed narrative of the project along with engineered construction documents.

What to Expect:

- City-issued building & zoning permits

- Water/sewer, well or septic permits

- HOA application approval (if applicable)

- Certificates of Appropriateness (if applicable)

Ground Breaking

The Ground Breaking stage is where we start demolition, excavation, grading, drainage implementation and foundation work at the job site. It’s a dirty stage but it sets the tone for the the integrity of the entire build.

What to Expect:

- Drainage as needed to accommodate new designs

- Grading & digging of the job site

- Poured foundation

Framing & Roofing

At the framing stage, your project will begin to take shape. A stack of lumber will become walls and then rooms. Doors and windows will get framed and installed. Any roof and siding work will be completed leaving you with an almost habitable space. It’s a pretty magical stage!

What to Expect:

- Dried-in building (weather-tight)

- Installed windows & doors

- Installed roofing and siding

Rough-Ins

The rough-in stage is when we fill your house with the guts, the behind-the-scenes pieces that make your house really hum! Electricians, plumbers, and HVAC contractors will route power lines, plumbing and HVAC ducts throughout the home. Completion of rough-ins will show exactly where outlets, sinks, lights, vents etc. will be.

What to Expect:

- Completed scope for roughed in electrical

- Completed scope for roughed in plumbing

- Completed scope for roughed in HVAC

Insulation

&

Finishing

At this point, insulation, drywall, flooring, interior doors, hardware, cabinetry, paint and custom cabinetry will be refinished or installed. Once finishes are complete you’ll see the full picture of your project truly come together.

What to Expect:

- Fully insulated project

- Painted interior/exterior

- Working HVAC and electrical

Punch List & Final Walk Through

While we make every effort to tend to small details over the course of your project, inevitably some tasks will be stragglers as we work through supply chain delays and labor shortages. However, prior to completion of your project, we will walk through with you and review all remaining details that need attention. From there, we’ll create a “punch list“ and bring each crew back through as needed to finish these final details. Your project comes to an end when we’ve passed all final inspections and your project has been issued a Certificate of Occupancy. Shortly after you will have a final walk-through with your JHS team to ensure everything was built according to plan and up to your standards.

What to Expect:

- A beautifully finished project that is move-in-ready!

- Receipt of your Certificate of Occupancy
